  • Subdivision number and survey number
  • Information about the land type- Wetlands or Drylands (Nanjai Nilam or Punjai Nilam in Tamil)

The seller needs a valid Patta for the land to have a clear property title. After acquiring land, the buyer must apply for a transfer of Patta to the buyer's name at the appropriate Taluka office.

Importance of Patta

  • A Patta form indicates the legal ownership of a piece of land. When joint ownership is involved, the patta form contains either the owners' or the co-owners names.
  • Patta can act as a resolution tool for disputes regarding property ownership. 
  • Patta will be the primary determinant of ownership during the sale or transfer of a property

Village Administrative Office and the Taluk office maintain or issues Chitta. It is also a legal Tamilnadu land records document. A Chitta describes the land classification between Nanjai (wetland) and Punjai (dryland) and the owner's details. The term nanjai refers to land with much water, usually with water bodies such as rivers, ponds, canals etc. Punjai, by contrast, has fewer bodies of water and bore wells.

Step 2: Click on the View Patta and FMB/Chitta/TSLR Extract option.

Step 3: You must enter details such as your Taluk, village, ward, survey number, etc. You will see all districts except Mayiladuthurai, which was announced in December 2020 and is the 38th and newest district in the state.

Step 4: Once you submit, you will receive an online certificate with information about your property from the Town Survey Land Registrar. In this certificate, you can get all the information about the locality, land type, land address, survey number, etc.

Patta Transfer Procedure

Individuals' names cannot be changed on the Patta online. The only way to do this is to visit the village administration office (Tehsildar's office). Request the Patta Name Transfer Application form when you arrive at the office. Keep the sale deed, electricity bill, tax receipts, and encumbrance certificate handy. You must fill out the application form and sign it, along with the necessary documents and fees. It takes 30 days for the changes to reflect in the paper.
